I went and saw Batman vs Superman this weekend, and one of my favorite characters in the show was Jeremy Irons' portrayal of Alfred, Batman's butler. Unlike the more obvious superheroes, Alfred works behind the scenes, making sure everything is as it should be and that Batman has the support he needs, even when that need is a stern voice. That's why I loved one of this week's articles that compares Community Association Managers to Alfred. You may be behind the scenes, but none of the community's superpowers would work without you. Check it out (and more!) in the CAM Mashup this week!
As an educated member of the Community Association Management industry, you already know how crucial it is to stay informed and up-to-date on the latest news, trends and happenings within the industry. Who Needs a Bat Belt?
"Management sets the tone for the entire Association. You are the first line of fixing things for Owners. You are the trusted advisors to the Board. When Owners are screaming and Boards are being petulant, you must be a rock. You must be Alfred from Batman. You need to lead by example, be complete professionals, and not fall victim to the desire to dehumanize Owners."
Are You Covered?
One of the most easily made (and least understood) decisions the board makes each year is renewing your Master Insurance policy. Does your broker come to your board meetings? Your annual meeting? Review your CC&Rs? Are they CIRMS certified? If they had to Google 'What is an HOA?' when you called, it's time to go shopping.
Big Trouble in Little Florida
Far and away, Florida has more community associations than any other state. So it's troubling (although perhaps not surprising) to learn that fraudulent activities are also more plentiful. The Miami Herald reports a growing problem in South Florida's high end condo associations. From forged signatures to greater than 100% of the membership voting, election fraud is raising it's ugly head. Hopefully, Florida lawmakers will do what's necessary to quash this growing threat.
Non compete agreements - it's a growing trend in community association management companies. It seems like a no-brainer for the management company, but is it really the best option for you and your managers? Is it enforceable? Do your managers actually know 'trade secrets' that belong exclusively to your management company? The simple truth is that your non-compete agreement could be preventing you from getting great managers. Industry experts weigh in on this divisive issue.
Does your community have security cameras? If so, has the board considered what signage should be displayed? What about when a resident has an incident and asks to see the footage? All of these questions and more belong in your onsite camera policy. Don't have one? Read this.
