CAM Mash Up: This Week (Aug 31 - Sep 06, 2015)

Posted by Brianna Sturm on September 6, 2015

This week we learned how some homeowners have been exploiting a consumer protection measure, and I got useful tips just a few weeks too late (maybe it's not too late for you?) It was all revealed this week in Community Association Management!

As an educated member of the Community Association Management industry, you already know how crucial it is to stay informed and up-to-date on the latest news, trends and happenings within the industry. Each week, we bring together our favorite reads of the week and share them with you! Enjoy the CAM Mash Up and please share it too!

Morally Bankrupt

When a homeowner is under water on their finances, bankruptcy may be their only hope to get their finances under control. That bankruptcy puts an automatic stay on any further action to collect debts (including, of course the HOA assessment fees.) There are a few steps you should take on the association's behalf, but for the large part, your hands are tied. That makes the latest fraud trend all the more disturbing. Homeowners are exploiting bankruptcy procedures to perpetually avoid paying their debts.

Auditing Fees Understood

Audits are a necessary aspect of community association management. But if its been a while (or its your first time), you may not be completely clear on what the fees actually give you. While every audit must follow certain standards, there are different levels of audits, and it is the Boards fiduciary duty to make the right choice for their community. More to help you understand audit fees here.

Public Speaking As An Introvert

I am not an introvert, however, I also would not consider myself an extrovert. So when my best girlfriend from childhood asked me to speak at her wedding of 200 guest a few weeks ago, I wasn’t exactly stoked. A little bit of fear definitely set in.  For those introverts out there that are obligated to speak at board meetings and other events, here are a few tips from a toastmaster expert that might help! I wish I would have found this article before my speech.

Open Lines of Communication

Communication is obviously key in any relationship. This concept also applies to the relationship between and HOA and their homeowners. It is incredibly important to keep that line of communication wide open, otherwise, your homeowners may begin to question your governance. Check out these tips for cultivating a healthy relationship with your community.

Cut Your HOA Water Bill In Half

Who wouldn’t want to reduce their community's water bill by half? One association in Arizona is projecting to slash their monthly water statement by nearly 50%! It sounds way too good to be true, doesn’t it? I know you’re curious as to how. Check out their secret here!

No News=Good News

It is every HOA’s dream. Imagine an almost utopian community that never complained...about anything. Sounds completely unrealistic, right? One Arizona HOA seems to have it all figured out. Check out their tips to keeping your community members happy and complaint free!
