It's Electric!

A growing number of people are making the move to electric cars. Has your condo association taken measures to accommodate them? Here's a great article that explains what you need to know about the different chargers, costs, and a simple solution to charge back to unit owners.

The F-Word

In the CAM industry, we talk a lot about the board's fiduciary duty, but have you ever taken the time to break down what they really means? We've found a fantastic breakdown of the four duties that make up a director's fiduciary duty. Check it out!

Newly Elected? Not Really.

Is it possible your directors weren't legally elected? For many community associations, the "declarations and bylaws do not expressly state how to conduct the election itself. Although the documents ordinarily require annual elections, define quorum and describe the meeting notice and content requirements, the provisions often omit precise voting and vote-counting procedures. But many of these same documents include a “catch-all” provision, usually looming in a section of the bylaws unrelated to meetings or board elections..." Beware this election gotcha!

Wait But Why?

"With the recent United Airlines kerfuffle still in the news, more people have been discussing the right and wrong ways to enforce policies.  Do you use a carrot, a stick or alternate between the two?" A lot of boards choose the stick method, which can cause more problems for them down the line. Always be sure to include the reason why to help people understand the board's decisions.

You're On TV!

With a general lack of public awareness, the community association industry seems to be one of the best kept secrets in America. And with so little press at all, the bad press tends to sound really loud! That's why it was good this week to see one of our own cast in a positive light on Undercover Boss.
