Florida Website Update!

Last week we published this article about new legislation taking effect concerning websites for Florida HOA and Condo Associations. Since that publication, Governor Scott signed new edits into law, so those edits have been added to the original article an can be found here.

"Community is the most important aspect of your homeowners association. Part of the responsibility of the HOA board is to make sure there are plenty of activities year round that bring the community together, build strong bonds of friendship, and make homeowners feel valued. 

Spring and summer are the perfect seasons to plan fun activities. As you plan events to put on your spring and summer calendars, be mindful of planning occasions that are easy on the budget. Residents will not thank you for an exorbitant waste of the funds that they pay each month, but will appreciate community building events that are a wise use of money. Here are a few HOA event ideas for spring and summer that are easy on the budget, and fun for the whole family."

Part of the Problem, or Part of the Solution?

"The only thing more diverse than common interest communities are the board members who run them. Board members differ in their experience, knowledge, and leadership methods. One thing they do have in common is that they feel that they can help to make their community better.

Diversity among board members is the secret sauce that helps to represent the best interest of the community. But these differences can also cause conflict among board members."

Documentation Reigns Supreme

Whether you live in a condominium, cooperative or homeowner association, the Statute governing your community defines the term “official records.” In defining official records, each Statute has a catch-all provision.

Questions abound, however, as to whether emails are official records. The Department of Business and Professional Regulation (“Division”) has ruled that emails to an association can be considered official records, and are therefore subject to inspection and copying by owners or their representatives. But are all emails “to an association?”"

We Are Family

"Although homeowners associations are made up of many homes and families, that doesn’t necessarily mean that members feel connected or know one another. They may just all happen to live in the same area but go about their own separate lives. One of the roles of the HOA is to create a sense of community where everyone is working within the best interests of the group as a whole. When people are more invested, it can enhance decision making and improvements within the HOA.
